Zoning Before Design

We check city or county zoning, setbacks, and HOA restrictions before we spend your time on a floor plan. If a metal residence is not allowed, we will tell you. If it is allowed with conditions, those conditions become part of the plan: door placement, colors, and how close the building sits to the line. Guessing is how these projects stall in permitting.

House and Shop on One Slab

DeSoto County owners usually want the bay for trucks, boats, or a home shop, and the living side finished like a house. We separate the two with a wall and a mudroom, insulate the living area for humid summers, and size the overhead door to the trailer. Electrical, plumbing, and HVAC are installed by licensed contractors. A storage-only building is a Southaven pole barn, and we will point you there when living space is not part of the job.

What the Project Includes

A residential barndominium includes the post-frame shell, roof and siding, slab, openings, insulation of the living area, interior framing, and the finish level you select. You can build the shell first and finish rooms later if the shell was planned for plumbing and egress from the start. Site work, septic or sewer connections, and utility extensions are included in the plan when the lot needs them.

Schedule

Permitting in a metro county can take longer than in a rural county, and we build that into the schedule. Once permits are in hand, the shell often takes a few weeks and a finished interior takes additional months. The free estimate is written after we see the lot and the finish level you want.
