Kitchen going in inside a barndominium

Barndominium Construction Iuka, MS

Iuka and the rest of Tishomingo County are where a barndominium fits the land. Lots are larger, shops matter, and many owners want the house, the boat or tractor bay, and the porch in one building. Spooner's Design LLC. is based in Burnsville, a short drive from Iuka, and we build custom barndominiums here as post-frame homes — metal roof and siding, a clear-span shop bay, and finished living quarters. See the full scope on our barndominium construction page. Electrical, plumbing, and HVAC are coordinated with licensed contractors.

Homes on County Acreage

Around Iuka, Burnsville, Tishomingo, and Belmont, the usual request is a main-floor living plan plus a shop that opens away from the porch. Bedrooms stay on the quiet side of the building. A mudroom and a separation wall keep the shop from tracking into the kitchen. Clay soil in Tishomingo County needs a slab and post layout matched to the lot, so we look at grade and drainage before we lock a footprint.

Lake-Country Properties

Properties toward Pickwick Lake often need room for a boat and weekend gear as well as a place to stay. We size the overhead door to the trailer, keep the living side insulated for humid summers, and plan the porch for shade. Shoreline lots can add flood and TVA review. If the lot is in Tennessee rather than Tishomingo County, the Pickwick barndominium page covers that permit path. If you need covered storage without living space, start with a pole barn instead.

Shell or Move-in Ready

Some Iuka owners dry in the shell and finish rooms over time. Others want a kitchen, baths, and bedrooms complete before move-in. Either way, the shell is planned as a residence from the beginning: window and door openings, plumbing locations, insulation depth, and a real separation between shop and living space. A storage building is not converted into a house after the posts are set.

Permits in Tishomingo County

Living space is permitted as a home, not as an agricultural shed. We pull the permits, schedule inspections, and keep the project aligned with local setbacks. Trades that require a license are done by licensed contractors. Most county lots outside a city subdivision have room for this building type. We still confirm setbacks and access for concrete and material trucks before design.

Timeline

After permits and materials, the shell itself often goes up in a few weeks. A finished home takes longer because of inspections and interior work, commonly several months. The written estimate follows a look at the lot and the floor plan.

Iuka Barndominium Questions

Do you build in Burnsville and Tishomingo, or only in Iuka?

We build throughout Tishomingo County, including Burnsville, Iuka, Tishomingo, and Belmont, and on rural lots in the counties next door. If the property is on the Tennessee side of Pickwick, we still take the project and permit it in that county.

Can the shop stay unheated?

Yes. Many plans condition the living quarters and leave the shop bay ventilated but unconditioned. The wall between them, and the door you use every day, are part of the floor plan.

Will a metal building handle our storms?

When it is engineered for local wind loads, anchored correctly, and trimmed so water cannot get behind the panels, yes. We build to the code that applies to the lot and do not treat a residence like an open equipment shed.
